Management Fees
Our goal is to provide you, the property owner, the security and the comfort of worry-free rental property ownership
at an affordable price. You'll be happy that you hired Simply J.D. Co. for your Property Management needs! We are
a "turn key" system, all you need to do is to sit back and relax.
Our Standard Fees are as follows:
- Setup Fees of $150.00
- 20% - 40% of the First (1st) Months Rent
-17.5% - 22.5% of the Monthly Rent Due or $125.00 minimum, whichever is greater thereafter.

Invoices will be mailed out or emailed the first (1st) week of each month.
Payments are do or taken out of rent monies collected. (Depends on contract.)

Repairs & Maintenance Include:
Simply J.D. & Co. Owns & Operates its own Contractor, General Construction, Handyman Services, Property
Management & Property Maintenance Services. As well as builds Storage Sheds & Installs Summit Stair Chair
Lifts.
Property Maintenance falls under General Construction & Handyman Services which are already established &
have their own rates.
Current Hourly / Time & Material Rate Includes, but not limited too: Daily / General Repairs Trash Control ** Property Clean Up Tenant Damage Control Landscaping Remodeling Interior Work / Repairs (Minor) Minor Construction Concrete Work (Minor) Fence Repair Roofing Repairs (Minor) Other / Misc. Minor Construction
Current Contract Rates Includes, but not limited too: Fence Upgrades / Installments Remodeling Roofing Repairs (Major) / Roof
Replacement Interior Work / Repairs (Major) Concrete Work (Major) Minor Construction Major Construction New Construction
Special Set Rate Includes, but not limited too: Emergency Repairs -(4 hr. minimum
Current Hourly Rate + Mileage if over 10 miles from office) Lawn Care ** Snow Removal ** Dead Animal Removal
- Repairs & Maintenance will be billed out accordingly to set rates already established to either the home
owner or tenant, which ever party is responsible for the particular repair.
- Simply J.D. & Co. Reserves the right to charge late fees and handling fees accordingly.
